Meglere: notater av selgeren

I følge SSB er det markert en nedgang i salg av boliger og da øker boligprisene vilt. Akkurat nå er det en rolig periode, men jeg regner med at fra august våkner boligmarkedet igjen.

Salg av eiendom i Norge og Russland skjer på forskjellige måter, og fra min erfaring er norske regler og rutiner er mye bedre. Her er det normalt å bruke meglertjeneste, mens i Russland selger man ofte privat via en kort annonse i avisen.

Jeg har en del erfaring, siden vi har kjøpt og solgt leilighet og eier nå et hus nå. Gjennom flere visninger og budrunder som vi vant (tapt på forkjøpsrett), ble vi kjent med både forskjellige meglere og måten de håndterer salget på.

Jeg har fått et spørsmål om meglerhonorar, hva som er best ved salg av bolig. Det finnes to alternativer: fastpris og prosent av salgspris. Begge har sine fordeler og ulemper.

Med fastpris vet man hva skal betales til megler, dvs. det er forutsigbart. Men da er megler er mest opptatt å selge bolig raskest mulig for minst mulig innsats, ikke for høyeste pris.

Med prosent av salgspris, får man ikke vite hva som blir betalt til megler (man vet jo omtrent beløp ut av prisantydning). Men samtidig er megleren interessert å selge eiendommen for den beste prisen som er oppnåelig i markedet.

Personlig synes jeg at alternativet med prosent er best. For da er megleren interessert i din bolig som salgsobjekt og gjør ekstra innsats for å nå beste prisen. Vi har valgt denne måten da vi skulle selge leiligheten. Etter nøye vurdering bestemte vi oss for å gi oppdraget til Nadeem Bokhari (Eie Kløfta). Jeg var kanskje for streng med ham, men sånn er jeg når det gjelder beløp med noen ekstra null på slutten. Nadeem var veldig flink og hjalp med flere ting, til og med styling. Det synes jeg var bra, for da så vi at han var seriøs. Vi ble kjempefornøyd, vi fikk rekordhøy pris for leiligheten.

Derimot når vi skulle kjøpe bolig, møtte vi meglere med blandet kvalitet.

Husker en gang var jeg på visning i en innrøykt leilighet. Jeg reagerer på tobakk og merket dårlig lukt ved første steget over dørstokken. Da jeg spurte megleren om selger røyket inne i leiligheten, fikk jeg svar: «Nei, nei, det er jeg som røykte på terrassen før visning». Vet ikke hva var verst, hennes løgn om boligen eller selve løgnen om at hun hadde røyket inne. Jeg skulle få høre fra henne angående andre objekter i nærheten, men det kom aldri noen beskjed. Det var helt ok egentlig.

Eller den raskeste megleren da vi skulle kjøpe hus. «Det gule huset på Toppåsen».  Vi gikk på privat visning, siden vi ikke rakk den første fellesvisningen. To dager etterpå kom vi på felles visningen, og hilste på eiere igjen. Megleren skulle på konfirmasjon, så han mente det går fint og ikke komme selv. Ja, det var avtalt fastpris her til informasjon.

Vi ønsket å kjøpe huset, men megleren ga beskjed til oss at han er opptatt for å motta budet. Huset gikk for lavere bud enn vi skulle gi. Selgeren ble opplyst om at vi ville gi mer, men megleren var ute etter raske penger og da var vårt bud ikke interessant lenger med tanke på at overtagelse ville vært senere tidspunkt enn den første budgiveren. Han klarte også å fortelle henne masse rart, at hun kunne ikke ville få penger før enn om halvt år. Da valgte selgeren selvfølgelig lavere budet og angret på dette i ettertid (som vi hørte hun skulle klage). Det aner meg at fastpris ble lavpris 🙂

Vi vurderte forskjellige områder, og dro en gang på Greverud. Huset var helt ok og høydepunktet var en 60 kvm terrasse med tilhørende fin hage. Dessverre var nærmeste nabo en toglinje, og man kunne sitte på den nydelige terrasse og hilse på togføreren, ca. hver 5 minutt. Vi påpekte det til megleren, han svarte at man skal jo være inne hvor er stille. Les: ikke bruk den 60 kvm terrassen. I tillegg var boligen høyt priset. Det er veldig viktig og ikke å bruke en megler som lover gull og grønne skoger, men kommer med realistiske tall i forhold til hva markedet er villig til å betale. Det kom kun et bud, som var 150.000 lavere enn prisantydning, men selgeren avslo dette. Jeg syntes det var dumt med tanke på standard og beliggenhet. Huset lå ute for salg i et halvt år etterpå, og ble solgt for lavere pris enn det første budet.

Så det er veldig viktig å være nøye med valg av megler, det er verdt å undersøke det på forhånd. Det er smart å bruke tid og sjekke diverse kilder (for Oslo-folk kan jeg anbefale Osloby sin boligverdi som eksempel). Sjekk gjerne referanser, undersøk kompetanse og megleren sin kjennskap til området, hent flere tilbud. Vær forsiktig i forhold til en unormalt høy prisvurdering, for dette kan bygge opp under urealistiske forventinger som muligens ikke tilsvarer markedet. Grundig forarbeid kan gi deg den beste prisen 🙂
